Is a BCA report needed for a house DA?

Councils rarely require it for a single dwelling, but designers use one to settle boundary setbacks, fire separation and stair layouts before the DA is lodged and the CC design starts.

What drawings do you need?

Site plan, floor plans, elevations and sections as PDF. For alterations, as-built drawings of the existing building as well.

Do you inspect the site?

No. The report is prepared from the drawings, which is what makes the fee fixed and the delivery 72 hours.
