Attached garages are where houses fail: the wall and door to the dwelling, the ceiling under a room above, and the setback to the boundary. We check the separation the NCC requires and the structure for the span.

Questions
Is a garage under a house part of the house?
For classification it is a Class 10a part of the Class 1a building. The separation between the two still has to be right.
What drawings do you need?
Site plan, floor plans, elevations and sections as PDF. For alterations, as-built drawings of the existing building as well.
Do you inspect the site?
No. The report is prepared from the drawings, which is what makes the fee fixed and the delivery 72 hours.
