BCA report for a boarding house, hostel or hotel (Class 3)

Class 3 covers boarding houses, co-living, hostels, backpackers, student accommodation, and the residential parts of hotels and motels. The assessment checks the fire separation of each sole-occupancy unit, egress, detection and alarm, sprinklers where the height triggers them, and the accessible rooms and common areas the Premises Standards require. A certifier scopes it and replies with a fixed price inside a business day.

Questions

Is a boarding house Class 1b or Class 3?

It depends on the floor area and the number of residents. Small boarding houses can be Class 1b; above the limits they are Class 3. The report states the classification and why.

What drawings do you need?

Site plan, floor plans, elevations and sections as PDF. For alterations, as-built drawings of the existing building as well.

Do you inspect the site?

No. The report is prepared from the drawings; for an existing building, measured drawings of the building as it stands are part of the set.
