BCA report for apartments (Class 2)

A deemed-to-satisfy assessment of an apartment building against NCC Volume One: the type of construction the rise in storeys requires, fire separation between sole-occupancy units, exits and fire-isolated stairs, sprinklers where the height triggers them, smoke detection, accessible common areas, sound insulation, and energy efficiency. Class 2 scope depends on the storeys, the unit count and any fire engineering, so a certifier scopes it and replies with a fixed price inside a business day.

  • Revisions and delivery time are set out in the quote, from a complete drawing set

Questions

Why is Class 2 quoted rather than priced online?

The work varies with storeys, units, basements and any performance solutions. A certifier looks at the drawings and replies with a fixed price inside a business day; the price is fixed from then on.

What drawings do you need?

Site plan, floor plans, elevations and sections as PDF. For alterations, as-built drawings of the existing building as well.

Do you inspect the site?

No. The report is prepared from the drawings; for an existing building, measured drawings of the building as it stands are part of the set.
