Livable Housing Design Standard assessment in Queensland

The ABCB Livable Housing Design Standard applies to new Class 1a houses and Class 2 sole-occupancy units in the states that have adopted it: a step-free entry, wider doors and corridors, a ground-floor toilet with the required space, a hobless shower and reinforced walls for future grab rails. The assessment checks each element on the drawings and states what changes.

What you get

An assessment of each livable housing element on the drawings (entry, doors and corridors, toilet, shower and wall reinforcement) against the ABCB Livable Housing Design Standard where the state has adopted it, or the Livable Housing Guidelines and the council or planning requirement where it has not. Every shortfall comes with the drawing reference and the change that fixes it. Signed by an A1 registered certifier, in 72 hours from a complete drawing set.

Livable housing in Queensland

Queensland adopted the NCC livable housing provisions, so new Class 1a houses and Class 2 sole-occupancy units must meet the ABCB Livable Housing Design Standard, subject to any variation in the state's NCC appendix. The building certifier checks it as part of a building development approval issued by a private building certifier or the local government.

The assessment goes element by element so the approval is not a request for information.

  • Revisions $1,100 inc GST ($1,000 + GST) each

Questions

Which states apply the Livable Housing Design Standard?

The ACT, the Northern Territory, Queensland, Victoria, South Australia and Tasmania adopted the NCC livable housing provisions. New South Wales and Western Australia did not; there, livable housing requirements come from planning controls such as the NSW Apartment Design Guide and council DCPs.

Is this an access report?

No. An access report assesses public and common areas against NCC Part D4, AS 1428.1 and the Premises Standards. A livable housing assessment looks inside the dwelling: the entry, doors, corridors, toilet and shower.

Do you need the whole drawing set?

Site plan, floor plans, elevations and sections as PDF, plus the toilet and ramp details where they exist. The report is prepared from the drawings; no site visit.
