Light and ventilation performance solution
When the drawings cannot meet the Deemed-to-Satisfy Provisions for light and ventilation, a performance solution shows the design still meets the Performance Requirement. Fixed fee, 72 hours, one revision included.

The requirement
NCC 2022 Volume One Part F6 (Performance Requirements F6P1 natural lighting and F6P3 outdoor air supply) and, for houses, Volume Two Part H4.
The Deemed-to-Satisfy path sizes windows for natural light as a share of floor area, allows borrowed light only within limits, and sizes openings for natural ventilation or requires a mechanical system to AS 1668.2.
When the drawings need a performance solution
Deep floor plates, rooms lit from a light well or a covered outdoor area, habitable rooms behind an enclosed balcony or sunroom, basement or internal rooms, windows that face a wall or a fence closer than the tables allow, and change-of-use fitouts where the existing openings are fixed.
What we write
We set out the Performance Requirement, quantify what the room actually receives (daylight factor or illuminance for light, air-change or opening area for ventilation), compare it with what the Deemed-to-Satisfy room would receive, and show the design meets the requirement using the Assessment Methods in A2G2: expert judgement backed by calculation or modelling, or comparison with the Deemed-to-Satisfy Provisions.
The solution follows the NCC's own process for a Performance Solution (A2G2): the Performance Requirement identified, the Assessment Method stated, the evidence set out, and a conclusion a certifier can adopt. One revision is included when the assessor or the authority asks for more.
What the certifier needs to see
- Room schedule with floor areas, window and opening areas and orientation
- Daylight or ventilation calculation, or a mechanical ventilation design where one applies
- The comparison against the Deemed-to-Satisfy room, so the certifier can see the margin
- Conditions the solution relies on, such as openable sashes or a ventilation system kept in service
Fee
- $4,400 inc GST ($4,000 + GST) per performance solution, one revision included
- Delivered in 72 hours from a complete drawing set; 24 hours at +50%
- Further revisions $1,100 inc GST ($1,000 + GST); a redesigned element is a new solution
- Fire-engineered solutions are scoped and quoted separately

Questions
Can a mechanical system replace natural ventilation?
Yes. Mechanical ventilation to AS 1668.2 is itself a Deemed-to-Satisfy option for ventilation. The performance solution is usually needed for natural light, or where the mechanical design departs from the standard.
Does borrowed light count?
Only within the Deemed-to-Satisfy limits on room size and opening area. Beyond those limits the room needs a performance solution that shows the light received is adequate.
What is the difference between a performance solution and a BCA report?
A BCA report assesses the whole design against the Deemed-to-Satisfy Provisions and lists the non-compliances. A performance solution resolves one of those non-compliances by showing the design meets the Performance Requirement another way.
How long does it take?
72 hours from a complete drawing set, or 24 hours at +50%. The clock starts when we confirm the set is complete.
