Access report for a construction certificate or building approval in New South Wales

At building approval the report goes clause by clause through NCC Part D4 and AS 1428.1 against the construction drawings: the dimensions of every door, ramp, landing, toilet and circulation space, the tactile indicators, and the carparking layout. It is written so the certifier can adopt it.

What you get

A clause-by-clause assessment against NCC Part D4, AS 1428.1 and the Disability (Access to Premises) Standards on the construction drawings, with every non-compliance identified, the drawing reference and the fix, written so the certifier can adopt it. Signed by an A1 registered certifier, in 72 hours from a complete drawing set.

Access reports in New South Wales

Access provisions are national: NCC Part D4 and the Premises Standards apply the same way in New South Wales as everywhere else, and it is the registered certifier (principal certifier) who adopts the report as part of a construction certificate or complying development certificate issued by a registered certifier, then the occupation certificate. The report is written to that adoption.

  • Revisions $1,100 inc GST ($1,000 + GST) each

Questions

Do we need it if a Pre-DA access report exists?

The DA report addresses the concept. The construction set changes dimensions and details; the certifier needs the assessment of what will be built.

Do you need the whole drawing set?

Site plan, floor plans, elevations and sections as PDF, plus the toilet and ramp details where they exist. The report is prepared from the drawings; no site visit.
